- 10 years in commercial and podium multi-family required. Modular experience is a plus.
- Bachelor's degree in civil engineering, Construction Management, or related field preferred
- General knowledge of construction principles/practices required.

- Conceptual estimating skills by interpolating data.
- Questions designs and assumptions and presents cost effective/time saving alternatives.
- Solid computer skills, with a working knowledge of MS Office. Bluebeam, Smartsheet, Procore a plus

- Provides value alternative solutions taking into consideration cost, schedule, maintenance, and life cycle cost implications. Oversees value alternate preparation from subcontractors, and internal departments.
- Fills in design gaps for incomplete documents for the completion of estimates. Ensures estimating department has most current design information in the preparation of estimates.
- Prepares and submits contract documents for legal and risk reviews.
- Prepares qualifications and assumptions that align with the contractual requirements of the project.
- Assists in the prequalification process.
- Attends and leads all design and coordination meetings.
- Maintains an action log for outstanding items and assigns responsibility for such action items. Maintains scope issues log and is responsible for compiling pricing.
- Prepares or oversees preparation of preconstruction schedule with buy-in from internal departments as relates to them to maintain schedule. Keeps internal departments informed of schedule changes as relate to their activities.
- Assists Project team in design decisions and development of solutions.
- Reviews the project construction schedule and ensures the timely preparation of the General Conditions and coordination of General Conditions with trade packages.
- Acts as the team liaison between operations, and design management.
- Builds and maintains relationships with architects and engineers.
- Builds and maintains solid relationships with subcontractors to obtain a competitive advantage.
- Maintains knowledge of cost elements of projects by bid package and/or uniformat (i.e., cost/sf of elements)
- Manages and maintains the buyout log for the project.
- Implement all applicable Safety Programs and EEO/Affirmative Action Programs.
- Performs quantity take-offs.
- Assists in the pricing and bidding of construction projects.
- Develops and documents logical assumptions during conceptual estimating activities and applies these assumptions to takeoff tasks.
- Communicates with architects and consultants to clarify scope of work, materials, and schedule requirements, and documents these clarifications.
- Conducts reviews of milestone documents for the development and pricing of value alternative opportunities.
- Aids field operations with change order pricing if needed.
- Directs, coordinates, and provides information and documents to subcontractors.
- Prepares contractual exhibits for scope of work for subcontracts.
- Participates in estimating and GMP budgeting activities by soliciting subcontractor support and evaluating bids.
- Keeps current with the latest estimating technology and techniques.
- Demonstrates basic conceptual estimating skills by interpolating data.
- Questions designs and assumptions and presents ideas to manager on the project.
- Analyze problems, evaluate alternatives, and develop and implement sound courses of action.
- Proven ability to multi-task, change priorities, handle stress to meet deadlines.
